Foundation & Block Wall Waterproofing for Florida Homes

Florida homes don't have basements — but the bottom of your block wall acts like one. We stop water at the source: below-grade wall sealing, grading and drainage.

Signs you have a foundation water problem

    • Water or dampness along baseboards

    • White staining on block or stucco near the ground

    • Cupping wood or failing vinyl plank or tile on the slab

    • Musty smell with no visible leak

    • Water on the slab after heavy rain

    • Soil or mulch piled against the wall

    • No gutters, or downspouts dumping at the foundation

    • A yard that slopes toward the house

White mineral staining is also called efflorescence — a sign that moisture has moved through the wall.

Why Florida slab & block homes take on water

A high water table and saturated soil push water against the base of the wall. Unsealed concrete block is porous: it can soak up water and carry it into the slab edge and wall cavity.

Bad grading, missing gutters, and irrigation spraying against the house keep that wall wet. Stucco carried below the soil line can trap moisture instead of letting the wall dry.

Slab-on-grade block homes need a different approach from an interior basement system. Our specialty is finding the entry point and addressing the exterior stem wall, grading, and drainage together.

    Our process

    1. Moisture diagnosis

Meter readings, hose testing, and source isolation show where the water comes from.

    2. Expose the stem wall

Excavate the perimeter down to the footing or slab edge, with excavation suited to the structure and site.

    3. Clean, prep, and repair

Clean the exposed block and repair cracks and voids before sealing.

    4. Seal below ground

Apply a below-grade waterproofing membrane to the exposed stem wall.

    5. Install drainage where needed

Use clean stone, filter fabric, and perforated pipe where needed, tied to a proper discharge point.

    6. Correct the grade

Regrade so water moves away from the house. Maintain the required clearance below the stucco line for termite inspection.

    7. Finish the perimeter

Address gutters and downspout extensions, then restore the turf or sod disturbed by the work.
